Housing Development Guidelines
1.
Affordable Housing
a. All new developments must include
affordable units reserved for residents of Community Board 8. Applicants should
be selected by lottery and drawn exclusively from CB 8. 20% of units should be
reserved for residents of CB 8 at 60% of the Average Median Income (AMI) and
80% of the AMI. The AMI should be calculated using only the five boroughs of New York City.
2. Design. New developments must:
- Maintain the character
of the surrounding neighborhood. Lot lines
should remain even with the rest of the block.
- Maintain the
aesthetics of the surrounding neighborhood.
- Respect the air space
of the current residents. The height of new structures should be in line
with existing structures.
3. Economy. New developments must:
- Add to the economic
strength of the community. A certain percentage of the commercial space
must be reserved for local businesses.
- Hire locally. 30% of
contracting work must go to local businesses and to women/minority owned
businesses.
- Hire local residents
for staff positions and encourage the commercial tenants to do the same.
